KEY PROJECT DRIVERS

Presynct consolidated 11 workspaces (58,000 sqm + 4,500 employees) into five workspaces (39,000 sqm) supported by new ways of working. This was modelled to result in a 28% saving in leasing costs over the proposed 12 year lease (including rent and churn costs) whilst supporting significant improvements to organisational culture and effectiveness.

The workplace strategy contained principles including:

  • Diversity of settings and workpoints
  • Supports new ways of working
  • Improved density
  • Templatised floors with swap in / out settings
  • Destination floors
  • Reduce personal + team storage

People, behaviours and culture

  • Homezoned teams with soft boundaries to maintain team cohesion
  • New protocols and etiquette aligned with the new normal
  • Workspace flexibility to support growth, project teams, crisis response and organisational changes through adjusting behaviours

Enabling technology

  • Office-wide uplifts including all employees uplifting to laptops, improved WIFI and WAPS and wayfinding technology
  • Uplift meeting, training and innovation space technology to support simple connection, MS Teams and video conferencing, room booking panels, optional digital whiteboards and technology to find people and spaces

PROJECT OUTCOMES

  • COST AVOIDENCE MODELLED OVER LIFE OF LEASE: 28% saving in lease costs (including rent and churn costs)
  • AREA REDUCTION: 33% modelled reduction in leased area
  • OCCUPANCY MODEL: Adoption of a Homezoned Teams model with soft boundaries based on a peak workpoint utilisation of 67%
  • EMPLOYEE SUPPORT: 68% of employees who voted in the Tradeshow were supportive of a change to new ways of working.
